Definitely agree with George Pauly above. There is a lot of value in spending time with the team you will be working with. If you are going true turnkey, they will be your boots on the ground from the time you find your ideal properties, until that property is tenanted and beyond. When you are investor living hundreds of miles away, you want to have full confidence in the people managing your investment.

In my opinion, Whitehaven is a great area. There is a lot of home ownership in that area, and I Don't see that changing any time soon.

Duplex in downtown caught my eye! Not something you see very often. South Memphis makes more sense. Per your profile, I noticed you are new to investment properties and real estate. Are you looking to rehab this one, or buy and lease it out as is?
