Weigh the pros and cons. What are the pros? I can tell you the cons: leaves in the fall (depending on the type of tree and where you are located.)  These can clog gutters and also need to be cleaned from the yard on a regular basis. The biggest thing that comes to my mind is roots! Roots can cause damage to your sewer line. Just keep that in mind.

In my experience, we work closely a family and manage the property they live in. They are some of the best tenants we have. Sounds like you have some great tenants and I wouldn't worry too much about this situation.

My answer may sound very simple, but most property managers and real estate agents fail first by simply not answering the phone. Being accessible is key. If an investor trusts you and pays you to manage their property, it's critical that you're responsive to both your tenants and your property owners.
