Hi all. I have narrowed my OOS real estate markets to investing in either TN or FL. They both seem like very strong rental and cash flowing markets. I have to ask - which real estate market would you guys prefer investing in if you had to pick? Are there certain perks to one state over the other one? Like less taxes, etc Thanks!

@Jimmy Lieu, yes, market research shows that Central Florida in particular Orlando has had the best overall Real Estate and rent growth overall. As an example, I have been working with an investor who liquidated all of his assets in California and purchased in Orlando and has grown his investment by 15% appreciation value overall in less than a year. This investor is looking to liquidate the rest of his California assists and invest in our market, particular multi family and town home market.

I have properties in Memphis and jax so can’t speak to Orlando specifically. All good but those Florida property taxes are killers! Plus harder to insure property in Flordia. Look into insurance before you buy.

If your strictly looking for work horses with mild appreciation Memphis B+ and A-Class areas would be a great investment tool. If you love water it’s no Florida, but we do have the Mississippi River 😆 Some of the best work horses are located in Harbor Town that faces the river!

I've never owned properties in Orlando, so I can't speak specifically on the market but I'm sure it's a great place to visit Mickey! However, as a Memphis native, I can say that the workforce is solid here and the rental demand is consistently strong. Even during covid, tenants have remained employed by essential employers such as FedEx and St. Jude Children's research hospital.

@Jimmy Lieu have you visited these markets? You should try some famous Memphis BBQ if you make it to town!

Thanks so much! Yes, I have been strongly looking at FL. I was also looking at Chicago IL and Atlanta GA. Would you say Orlando FL is still a better real estate market than both of those? Thanks in advance.

@Jimmy Lieu, Hi Jimmy, Orlando hands down, not only is the economy in Orlando solid, the growth continues regardless of the pandemic. We have not seen a drop in Real Estate pricing and the investors continue to flock towards central Florida. We are still seeing levered cash returns in the 7% range and appreciation over 10%. I have not seen a market as strong as our yet despite our current nationwide scenario.
