Loopnet is good so far for the free account. My business partner and I just finished our 40hrs of real estate sales license class in boston,MA and I love it. Once we get our license after the test we plan on becoming realtors to earn and learn, plus gain better perspective as investors and landlord. Our long term goal is  buy and hold multifamily plus commercial property. As some point we want to turn our firm into a private equity company to have a better time rising capital.

I plan on taking my first multifamily investment property next year with my business partner in Boston,MA.  We are looking for a 2-4 unit property with added value in Boston or outside it. How do we find such deals?, or better yet deals that are not on the market?.

Yes I am sitting down end of this month to take my sales license and become a agent. But long term goal is to buy my first investment with my partner.

@nathanBrooks Thank you for the information. My business partner and I just finished our 40hrs required to get our sales license in Boston, which is where we plan on moving too. We want to become agents to learn and earn as well. Plus it will give us better perspective as investors and landlord.  We do not know how we will accomplish it all but one thing for sure it will be next year and money won't EVER me the reason we do not succeed in life or this business.  I love this site very support.

Hello

Goal: 

My business partner and I are starting our first RE investment company next year, in Boston,MA. We just completed our real estate sale class, which was the best investment we made dusk. 

Plan:

Start RE investment company solely focused on  "multifamily/commercial + development". Long term goal to turn this company into a Private equity firm in Boston, Ma focus on a niche or selected market with added value.  

Question?

What is the process or how does one build a $5 million dollar + portfolio in five years or shorter?.  How many units must we hold assuming all profitable after expenses, as well as how many or what type of commercial property? i.e. strip mall, retail place etc.
