Where can I buy or download a pre made "deal analyzer spreadsheet" so I can start practicing, so when I acquire my first property I will have mastered the financial part already. 

Will be used for multifamily 2-4 units max, need spreadsheet.

I know its case by case but for the sake of of this post, but what added value have some of you add? to increase rent or other factor that increases the bottom line?. And what would you recommend for first the buyer?.

Also besides the numbers and the owner, what tools or resources are there to check the health of the community, crime,employment and future of that community or city?.

@niksuri  great.  Is this doable or even legal to speak to tenants about the property?. Also how do I find out is the current owner had any discounts or grandfathered in any services and etc?.

Oh okay. Sounds like 20% down is much better.  The first deal has to be great and work out, because the one after that we want to be aggressive as long as numbers and the market is right to get into another investment.

@mikehurney how would one understand the boston market, and know that price being offered is fair and reasonable.
