@terryhershberger  How about cooling? or leave it up to them to put up (AC) or central or another would be better?

In a B/C area that is stable and improving with time.

If you owned a great 2-4 unit property in a well located area B/C how would I increase profit/cash-flow and decrease expenses.  Through your experiences what have you done to control and stabilize both issues?.

Side note: How do you guys feel about if the investment makes sense with numbers and area to back it up. So offer central heating or cooling, or would it be best to have them handle the cooling (AC) and heating as well per unit?.

@anil @mike  Yes Wifi is a cool idea and I will incorporate that into my business offerings as well.  Question is this legal to only offer your tangents say only "DISH" if the local brand give me incentive to do so?. 

@mike thank you for the list. What do you guys think of offering motion señor lighting because people forget to turn off their life and I believe this will be another cool added value plus save some electricitcy bill.

Yea I washing machines and parking is a must and maybe a mini vending machine ha.  But you mean by cable?. As for wifi do you mean offer it as "free" or just have wifi only tenants can access?

Great points guys, I am learning a lot.  Besides numbers working out, my partner and I have to really understand the surrounds and look at city plans and etc.
