Also, to add onto that, you'd be fielding calls from tenants about why the internet doesn't work, how to connect their device, etc.

You can ensure the units are separately metered, have special parking spots and I'm sure there are other things you can do as well!

On top of this, any time the WiFi goes down or there are any other internet issues you are going to be the one getting a phone call, especially if the modem and router are not in a commonly accessible area. I would almost steer clear of offering internet unless you are getting a great deal on it, it is going to be more of a head ache than a benefit.

If you are planning on offering internet access, beware that you, as the provider, are responsible for what you tenants do on your wifi. If they download copyrighted material, illegal pornography, or engage in other shady online behavior, you can be held liable, I believe.You can mitigate this risk by installing monitoring software.

I guess the class of property matters as well as the cap rate you are trying to achieve. I personally think it would be best to haVe separate heating and cooling systems for a small number of units. If I were the tenant I wouldnt want to pay for someone else's utility usage.

You could add ceiling fans, washer/dryer, laundry facilities, add cable TV, or wifi. How big of property are you looking for?

Side note: How do you guys feel about if the investment makes sense with numbers and area to back it up. So offer central heating or cooling, or would it be best to have them handle the cooling (AC) and heating as well per unit?.

@anil @mike Yes Wifi is a cool idea and I will incorporate that into my business offerings as well. Question is this legal to only offer your tangents say only "DISH" if the local brand give me incentive to do so?. @mike thank you for the list. What do you guys think of offering motion señor lighting because people forget to turn off their life and I believe this will be another cool added value plus save some electricitcy bill.

I know its case by case but for the sake of of this post, but what added value have some of you add? to increase rent or other factor that increases the bottom line?. And what would you recommend for first the buyer?.
