you all remember carlton sheets or russ whitney?

these guys hand it made with the program gigs

ive spent my share on paralysis analysis programs, never really learned a lot but did separate myself from my money

you know the saying "a fool and his/her money are soon parted"

if you really want to get into doing rehabs or properties you have to just buy one that makes sense and do the work on it to make a profit be that 10k clear or 100k clear

if you set yourself up to believe your going to make a million on your first deal and you loose everything then you didn't really and weren't really doing it for the right reason

I love Dave Ramsey's ideas on money

it changed my life

I don't get the 6 dollar Starbucks coffee, because I cant afford it nor because its expensive but because I don't need to look guchi

you are right in a couple of fashions

get dependable transportation and watch your pennies because they make dollars

great idea

I like the 100 dollar bill application process

they give up a crispy 100 dollar bill with there application

you process the applications and the one that gets the property the 100 dollar crispy is part of there security deposit

the rest you give back to the applicants that don't qualify

if they cant come up with the crispy then your job just got easier because that lets you know they probably cant afford to pay the rent on time

the ones that can come up with the cash proves that they may be a good candidate for the rental keep there info in your file then when you have another opening you have a starting point from your previous applicants

just talk to the tenant and see if there is a viable solution before you out of pocket cash

all problems have a solution with good negotiation  both parties can have a win win

its true

sometimes we get in that position thinking everyone is out to get us

in some cases it is true but for the most part all we have to do is what is legally the best practice

look at apple and google they get sued everyday but because of there legal team most is proved frivolous

just set yourself up a ups drop box or something and use some space at your friends residence for a office

or your garage and take the tax deduction

sounds like a lot of money and a lack of business credibility

do everything above board and you will always win

unless you want to make your attorney and cpa more money?

there are umbrellas for llc's just like any other corp or partnership

use trusts or other business models for protection

enjoy

what ever you do do not commit a fraudulent act or lie cheat or steal in the real estate game

it will come back to haunt you

honesty is always the best policy
