I check the MLS daily for deals in my area, and have gotten discouraged at the lack of inventory. Your story tells me to keep looking! Congratulations and good luck on even more success next year!

@Michael Noto Sorry, I should have been more clear. With MLS leads drying up, I'm trying to start a direct mail marketing campaign looking for motivated sellers with the goal of rehabbing primarily and wholesaling any extra leads we can't handle.

Has anyone from Connecticut had good success with a marketing list company?  I have tried listsource.com, but they have limited data for Hartford county.  Not sure why.  Who have you folks been using?  Would love to get my direct mail marketing underway soon...

@Michael Noto the house looks great!  Congratulations and I hope the closing goes smoothly. 

Questions: did you find the property on the MLS or was it found through a marketing campaign? Did you do the rehab yourself or did you have a GC/sub? Your hard money loan was relatively cheap from what I've found; is this a company you've used before and have a relationship with? Thanks, and congrats again!
