Was wondering if anyone in Connecticut has any general but reliable numbers to use with rough rehab estimates that they would like to share.  I've read J Scott's books and understand that there is a long learning process with nailing down these numbers.  But every market is different and there are lots of experienced CT rehabbers on this site, so just wondering.  For example, in a recent forum post there was a great discussion regarding hard wood floor refinishing, and I learned that roughly $2 per sq ft was typical in our area.  Are there any other rough numbers that folks are using in our area to help nail down rehab costs?

Welcome @Zachary Deane ! Middletown is a great town, and you should be able to do well there.  As @Daniel Raposo mentioned, there is a local meet up happening in Rocky Hill this Wednesday night.  See this thread for details:

@Navi Singh I just found a CPA in Vernon who is comfortable working with real estate investors and LLCs.  My attorney referred me.  Just met with him yesterday and he seems knowledgeable, he's also a nice guy.  I'll PM you his info.
