Don't use paint. Just get an industrial concentrated degreaser online, scrub it on and powerwash it off. It might take a few times. Also muriatic acid might work but Ive never used it.

I'm at the spot Elizabeth is at and I have the same strategy as she does. Its great to pay your mortgages, taxes and insurance with your regular income and sock all the rental income away into the next rental/investment. Its a good goal to have because it gives you a set amount to save all in one lump sum. I think I started though in 2010 and now have 4 units with number 5 coming very soon.

I run a 25 dollars credit check but I state very clearly that the fee will be waived if a lease is signed. It weeds out the tire kickers but brings in the serious ones.

I use a local steamer. He charges on average 50 dollars a room and I can't believe the stains he can remove. For that price I'll leave it to the pros.

I've seen similar results in my area as well. I do an oversupply in the future, but not for a few more years. I don't know if I would I call it a rental bubble because I believe it would deflate easily, unlike the housing bubble.

I like the landscape idea. I mow all my rentals(I do landscaping full time). Most houses mowed and weedwacked should be around 25-40 dollars week, depending on the size of the lot.

I would think a promissory note would suffice. But charge him a fair market interest rate. That's probably what my dad would do for me.
