Its a good strategy. I'm doing the same thing right now. You do a cash out refi after purchase? Please tell me, how does that work exactly?

I own a lawnscaping company and to be honest if he does drive on the lawn it would only put in ruts that would be a minimal amount to fix. I don't know how big the new area is but a yard of dirt costs 30 dollars and that would be enough to fill dozens of feet of ruts. Even irrigation heads are only 25 dollars each and are an easy fix. I wouldn't be happy if he drove on the lawn, but his security deposit would cover the repairs I would think.

@. I have done the same thing. When housing prices crashed in 09 I started buying and most people said I was dumb for buying in something so low in value. That's when I knew I was doing the right thing. Best decision I ever made.

Many banks have a waiting period of 6 months to a year. It also depends if its an owner occupant property or an investment property. I just opened a HELOC on my primary residence with only five months of ownership.

A larger earnest money deposit is probably the best you can do with a financed loan.

Dawn dish soap is a good suggestion. Its what they use to clean up oil spills.
