Lots of calls & showings, few applications?

My duplex unit has been posted on craigslist, zillow, and trulia for about 2 weeks. I've also got a sign out front. I've gotten many calls and emails showed the place to about 10 interested parties. After showing the unit, people say that they like it and they're interested in applying and I send them an application but I've only received 1 back.

This unit has never been rented before as it was owner-occupied. I set the price based on comps from craigslist and zillow. I assume the call volume means the price is OK, so why is no one filling out an application?

I've created a fillable pdf to make it easier for people to apply. The application fee is $40 which is about average for the area.
