First Midwest Bank and Wells Fargo still do HELOCs on investment properties.

Here in Chicago there's not enough to go around. I don't know what changed this past spring but last year I used to walk into houses and take my sweet time being the only offer on the table.

I'm wondering though if hard money lenders would stoop down to such low interest rates with such high risks, likewise would FHA borrowers be able to step up to higher interest rates?

@Jon Holdman I like the idea of only month to month all the time, but I would be worried I'd rent it out and 4 months later they move out and I have to go through the whole process of renting it out again. Or perhaps for a new renter I could say we'll do month to month, but anything less than six months and half of your security deposit will be kept. Any thoughts?

The most important thing to have on your insurance is liability coverage. This means if someone gets hurt on your property you're covered. My rental insurance is usually 20 percent more than my home owners.

I own a landscape company so I include weekly mowings at my rentals. I have access to free fertilizer so I apply fertilizer with weed preventer once a year. Works good. If I had to pay for it I'd say not a chance! lol

They were asking for when their lease is up in January. I don't care if its month to month after January as long as they continue to pay on time and it doesn't trouble me.

An existing tenant I have wants a month to month lease. I'm okay with that. What's the best way to do paperwork so I don't have to meet with them every month to sign a lease.
