Is the market changing?

I have gotten 1 long-term rental and 3 fix and flips under contract in he last three months off of MLS. In the last 4 months I have only made one or two offers as there was nothing available. I've been beaten out on two others in the last week that were priced well too.

Is anyone else seeing a shift in their market? I know this time of year there always seem to be more deals, but they keep popping up. 2 REOs, 1 short sale and one fair market sale. Our market has been on fire playlet with prices going up almost 20% year over year.
