However when you move if you wish to get another owner occupied loan, you can but there is some documentation required as to why you are moving. Anything legit is fine but be prepared for that.

A listing for a townhome came up that I'd like to buy, all the numbers work out and everything. However, I've only bought duplexes and not just one townhome connected with 5 more. Are there drawbacks to buying this? Anyone have any experience? What happens if the HOA falls apart, or does that not happen?

Its hard to say without seeing the property, but that might be a fair to slightly high price. Lawn mowing is such a cut throat competitive business I don't do it anymore. I'd ask around for a few more prices.

I own a landscaping company and price is determined by many factors. Does that price include bagging the clippings, fertilizer, weed spraying, weed trimming. Also how is the property? Lots of trees and mulch beds or very wide open?

Its not considered income because its just money your borrowing and will be paying back someday.

@James Wise I've owned several service based businesses before and I understand how some people "can be." Thanks for the tip!

I have been getting into a few portfolio lent ARMs lately(maxed out on fixed rates) and I'm wondering, do ARMs keep their interest rates at market competitive rates? They wouldn't just cap it out right away at the adjustment period because I'll just refi with a competitor?

@Bryan L. What do you do when they are that late? Have you had anyone not show up? Doesn't that mess with the rest of your days scheduling?

I've been doing buy and holds for a few years now and am looking to get my brokers license this fall. At first to be able to buy my own properties, then friends and family, then hopefully it'll spread to more clients. What are the best parts of being a full time agent assisting buyers. What are the worst parts? What should I be prepared for? What are important strategies a good agent uses? Any input would be great.
