Absolutely not. When they're gone you're still stuck maintaining it. I don't let my tenants alter anything in any of my rentals.

In the future don't tell future tenants that their electric bill is carrying both units.

Let the guy fall it and grind it for 1950 and move on with your life. Its a junk tree and that's a great price. You need an industrial stump grinder for that big of a stump, not a dinky thing from home depot. It costs 300 a day just to rent the industrial one around here. 300 to grind that is not a bad price at all. I do this for a living.

I gave up working a regular job lol but seriously, real esate is my hobby, my job and my passion. I suppose I gave up going out drinking every weekend?

Some things in life aren't about money making or money losing. I'm going to buy my dream home because I love it and its a relaxing place and I don't care what anyone says about it.

My dad does flooring and sorry, it doesn't work that way. It needs to acclimate in the house it will be in for 3 days. Otherwise after install it will either expand or contract and mess up the whole floor.

I actually took a year to wait for my for Primary residence to get approved(short sale) and I had planned on buying a rental when the right one came up. Literally 2 weeks after move in a great deal came up in and I bought it. MLS is all I do. Sometimes it takes months before I'll even find a deal I'm interested. I believe its been 5 months since my last purchase, and I'm coming up on a closing soon. I literally hadn't seen a single one I was interested in since that last one. I have 7 great properties and one bad one that I can't wait to sell. I learned so much from it, and in a way I'm glad I bought it.

When do you guys know when to repair an appliance, or replace it. My appliance guy is a minimum 65 per visit. Most guys do this. My theory is I take the original price of the appliance, divide it by the number of years I've had it. A/B=C If the cost to repair the appliance is greater than C, I replace the appliance. If its less than C, I repair it. What do you think?

Of course you should report them. That investor cost you money and that's not fair. I wouldn't even hesitate.
