I've been thinking about doing the same thing. How does it work? Do you just go into the post office with what you want delivered?

However once a lease is signed and say they have a month till move in date, the heat gets turned down to 45 or the air goes up to 80.

Yes I always keep temperatures nice, its not that much to make it attractive for a tenant.

I work in Bolingbrook. There's plenty of nice 4 flats to choose from around here. I routinely commute to the city during rush hour and I promise you up and down i55 will be an hour and a half stop and go. In the rain or snow, double that.

By law what is the longest lease you can sign on a rental property in Illinois? Other states have 2 year, but I haven't found a limit here.

If its real hardwood, not that laminate stuff, you can't put it directly on concrete. Even with a vapor barrier I've heard you can't. My dad installs hardwood floors for a living and he says he won't put real hardwood on concrete no matter what. That laminate stuff though with a vapor seams to hold up okay. I have several rentals with that.

My goal 5000 to 7000 a month net. I should achieve that with 10 to 15 units paid off. I'd be content with that.
