Post: Lasershield how to secure remote??

Per the recommendation of several people I purchased a Lasershield security system for my flips. The system I purchased comes with a keyless remote to dearm and arm the system. How do you secure the remote? I have tried numerous lockboxes and cannot find a box that is big enough for the remote. Any ideas?? I would just put the remote in a hidden spot in the house but my concern is once I start to show it through the MLS, agents will forget to arm the system before they leave if it is not attached to the key.

So I have a few rehabs under my belt and I would like to bid on homes that other investors might be intimated by such as mold and structural issues. How do you estimate these kind of repairs to put in an offer? My thought for structural is to have a structural engineer come out or have a mold test completed. However, by the time you have these things completed and pay the $400, someone else has already bid on the property and gotten under contract. What is the best way to learn about these areas and get a close estimate to get under contract and then have a professional give me a real quote before closing.

Thanks everyone for the feedback!! It is really appreciated. We had two more showings today, one from an agent that has already brought another buyer to the property so maybe something will happen with his new buyer! 10 days is not very long, but I am trying to be as proactive as possible :) The only negative I have received is something I knew going in...the exterior of the home is plain. We did not paint it because it was vinyl siding in good condition. We did paint door red to give it some color. Hopefully, we will get it under contract soon!! Thanks for the feedback!!

I have a property we recently rehabed and have for sale. Been on market for almost 10 days had 3 showings on first day and nothing since. Take a look at the property and let me know what you would change. Posted another rehav on BP asking for feedback a few months ago and I made the changes people suggested and had an offer within days. Thought I would try that again :) Constructive feedback is wanted. Thanks in advance for your help!!

The outside of this house is kinda plain...if you have any ideas on ways to give it more curb appeal...please comment on that as well!

Post: What type of floor would you use

I have a house that I cannot make a decision on the flooring. Thought some opinions might help :) Currently there is a light oak in kitchen that needs to come up. My first thought was to keep light oak in and bring oak into living room. 2nd thought was to title in kitchen and use a dark laminate floor in living room. My only concern is that if I put the dark laminate that it does not match cabinets in kitchen. Take a look at pictures and let me know what you think. Thanks for your help! Photos in link below

I'm looking to get into apartment investing. I went to my local REIA and started talking with people about how it is done. There is a guy there that puts deals together for investors. He helps to get a group of investors set up their LLC, find the deal, management company etc. Then he runs the apartment complex going forward. Which I guess mainly consists of checking in on the management company that is hired. In return he asks for 25% stake in the LLC. Is this a normal fee for this type of service. Or is this even a service normally offered.

It is for nonpayment, so copy of lease. Sheriff is serving the eviction. Only thing I have is a card called notice of assignment/service that was mailed to me after everything was turned into clerk of court. Is that what I need?

Do you know how do I file a judgement so it shows on their credit and they can't buy a house unless they pay me first??? Will this automatically show as a judgement or there something separate to do

I am doing my first eviction after renting for 8 years. I have come close before but never made it this far. I have filed everything and court is set for 2.6.12. What do I need to bring other than copy of lease? Any pointers/ advice?

I am currently looking at a quadplex and this is the first time I am looking at rentals beyond a single family. Would just like to get some advice on if this is a good deal.

Listed at 214,000. Needs updates and some repairs built in 1987 2 bed 2 bath 930 sq feet each. Rent 675 once updated. 40,000-45,000 in repairs and updates. I was going to ask 150,000 with 45,000 repairs puts me at all in 195,000 and 20%down Mtg of 156,000, with piti of 1250 ish.

Opinions would be appreciated!!

Thanks everyone for your feedback!! Jason, the shower curtain is a two layer curtain, it is a little different but nice in person. I will adjust it to hopefully look nicer in picture or replace with a normal curtain.

J Scott- I have a friend that is going to help with pictures. They have a better camera so hopefully we can brighten up the photos. I felt like they looked dark and took pictures at noon on a bright sunny day on different days and they still turned out dark. Hopefully new camera with photoshop will help! I am going to adjust my wording to more of what you are using and hopefully that will make a difference. I also bought some new pictures to hang and a few other staging items to add. I have not really gotten any feed back, 3 showings: one buyer thought it was nice and it is on their list to revisit, one did not like area and other thought living room was to small even though they stated it looked nice and showed well.
