To the landlords......What has been the most expensive damage you've had on a rental property. It can be purposeful or just one of those things that happens.

I got a call last night around midnight from a tenant....water heater had busted and flooded two bedrooms. That was the first time I had anything flood. Had to replace water heater and have water extraction completed.

Bryan- Do you use a small bank that may also be in the Raleigh area.

Chris- I have thought about seeking out people with a SDIRA. I read somewhere that you have to be careful advertising for private investors on line because of the SEC. Do you know much about that?

Seasoned flippers.....What is the best way/ most cost effective to get funding if you are going to only do 5 or so flips per year, small community bank, hard money lender or private investors.

Matt, I actually checked with KW in Cary and they required a mandatory training in person 4 days a week for 5 weeks in the mornings. I work my full time job then and could not take off. They were not really flexible with that part and wanted me to do it full time and just quit my full time job now.

My goal is to become a full time investor but not quite there yet. I did get my license for the purpose of investing, not to really sell but I figure I will have friends that will need my help . I have had several people tell me about agencies where you can just pay a fee but I cannot seem to find anything like that in NC :(

I am a real estate investor and working on get my RE license. I have interviewed with a couple of agencies and it seems like people want you to quit your full time job for real estate. I only want to start this part time. Does anyone know a broker that may be willing for someone to work part time/ nights and weekends?

I first became interested while in college. I rented from someone that owned a row of duplexes. I figured out what I thought she was making and thought "Wow that is Awesome" Later I bought my first duplex, lived in it and rented it out. Then I was HOOKED. Went on to read all the books and now I want the lifestyle of some of the other big names (maybe not as big as them, but big enough that I do not have to worry about money) :)

I am a new real estate investor and working on getting my RE license in NC. Where should I hang the license, The big companies are not going to be negotiable on my commissions and will expect me to sale. I am really getting my license so I can have access to the MLS. Are there agencies out there that will let me sale properties without taking part of the sale or is that something I will need to factor in.
