Post: Design advice for tile floor transition...What would you do?

I have a kitchen that I am trying to save the tile...almost finished the project and maybe should have just ripped it out. When they put the kitchen cabinets in they did not quite fit so there is a 1 inch gap between tile and cabinet. The cabinet installers put wood in to fill in the gap. How can I bridge this gap? They are dark cabinets so not sure if baseboard and a corner round would look right???

Also, there is a laundry room and a Pantry that connects to this kitchen. The hot water heater was in the pantry/closet and it had leaked so we moved it and also had to remove the tile floor underneath. I cannot match the tile exactly so trying to figure out options for both spaces. My thoughts were create a transition and then use a darker tile in the closet and laundry room vs try to match main tile. Someone at lowes suggested I just use a marble threshold but I was not sure if they would feel to choppy. What do you think?

I am getting ready to purchase a home and would like to get opinions on what other people would do. The home was built in 1987 2500 sq ft and is currently a 4 bed 2.5 bath with a bonus room. The current master bath is pretty small, normal for the time frame built. It has a single stall shower and 1 bowl vanity. The closet is also not very big. So my question is do I bump out one of the bedrooms and convert it to a 3/2.5 with bonus? Other homes in the neighborhood that have sold were 4 bed but looking in sold pictures it looks like they had bigger master baths. I could justify costs beccause if I really decked out the baths I could ask more...what would you do?

Jack- this one is a flip. Had this home not been in the location it is in I probably would have passed but it has a lot of good things vs this bad one. Inventory is very low in this area as well. It It will not be the fastest sell ever, but should make a good profit!

Ophelia- Thanks for the suggestions! We just had the discussion about painting the exterior tonight. What are your thoughts about changing that window. There is some wood rot so we have to change it anyway. Any specific design ideas around that window or do you think just updating that window will improve the appearance?

So I just got this home under contract. It is in a great location and neighborhood. Only problem is this weird looking garage. Any ideas on how to improve this curb appeal? Any ideas would be appreciated!

I recently looked at a house to flip and ended up passing on it and wanted to see if maybe I should have considered it. The house was built in the 70's and had 2 big trees near the home. In almost every room there were cracks at the door ranging from just a few inches long to a couple of feet. In two rooms there was a large crack the length of the vertical wall where the walls meet. My thought was that the tree was moving the foundation causing the cracks. I have heard mixed opinions on the tree roots. If the trees were cut, would the root die? If not, how do you solve that problem...jack up the house to dig out roots? I would love to hear what other people think about this.

One way to find the hedge funds in your area, see who is paying cash for properties in your area. You can pull this in MLS Then look up in tax records for LLC. One hedge fund in the Raleigh area is America Homes for rent. They have bought hundreds here. Another way is word of mouth. Speak with local attorney's or home inspectors as well.

Thinking ahead, since deals that are going under contract now could resell in 2013, do you think the waiver will be extended...think it will depend on who is elected? What are you thoughts, plans?

I have seen some crazy buys by so called "owner occupants"recently I looked at a house that was a Fannie and there was a kitchen fire, entire home had smoke damage and kitchen needed to be gutted....House was worth around 180,000-fixed up but needed 70,000 in repairs. They were asking 70,000 The agent told me they had 4 offers from owner occupants (also needed to be cash offers since it had fire damage) I just could not wrap my head around that!!! Maybe 1 but 4 cash offers for owner occupants in a first time buyer neighborhood! Crazy to me!
