Newbie interested in aparment investing have several questions.

I'm looking to get into apartment investing. I went to my local REIA and started talking with people about how it is done. There is a guy there that puts deals together for investors. He helps to get a group of investors set up their LLC, find the deal, management company etc. Then he runs the apartment complex going forward. Which I guess mainly consists of checking in on the management company that is hired. In return he asks for 25% stake in the LLC. Is this a normal fee for this type of service. Or is this even a service normally offered.
