I have an inquiry about our dog policy. She says she has 2 dogs. She's been sketchy about details, I asked how old and how big and she said, "1 and 3." After 2 more times of asking more specifically she said 75 lb and 120 lbs. Keep in mind, this is a 1400 sq ft. townhouse that does not have a private yard. I told her I'd have to discuss it (I don't really, it's my decision) because that is twice the size we typically allow. Then she says "The bigger one is the ESA." Which means the Mastiff is currently 1 yr old and 75 lbs. 🤯 There's no way I want 2 100+lb dogs in my newly built rental.

ESA are protected. I don't think I can even say "You can't have 2 dogs that size" because the ESA isn't supposed to count against her. I, of course, would insist on documentation and would follow up with the doctor. But how do I word this safely? I was thinking something like, "ESA aside, we would not be able to accommodate a 75 lb dog."

@Tiffany Roberts ohhhhh so hard.

I would probably write the review. My ethics would force me to. Your ethics may be different, and in no way "wrong" or sub-par to mine. But honestly the satisfaction of throwing up a middle finger to that guy on the internet would be worth it. It's not necessarily the late/no shows but the way you were treated. 100% WRONG. Businesses should not be allowed to get away with it. Make sure you put in your review that he wanted to pay you off and sign a NDA!

Update: I did rent to her, doubled her deposit, and she's been a perfect tenant so far. I called her up and asked her to explain to me the situation. She was very forthcoming and humble about it. She now has a very high paying job and even paid a whole month's rent before she even moved in, to secure the place.

*He did give 30 days notice, but since he has a lease, that doesn't matter...

Hi! I have a tenant who let me know he plans to move out November 30th. He has a lease until Feb. 28, 2022. The lease is from our previous property manager, who was terrible so we fired him and I started my own property management company to oversee our personal properties.

So, this not being my company's lease, I looked it over. It does state the minimum term, and the tenant is responsible for all costs (rent, utilities, advertising, transportation costs to show the property) until either it is rented OR the lease is up.

It also states that there is a $500 "re-rent fee" charged to all tenants who have not completed their full term, or who do not give proper 30 days notice.

Do you read this to mean the tenant is responsible for all the costs AND is charged $500 for leaving early?

I have an applicant asking if we accept Section 8? I have never dealt with it. Pros? Cons? Do I legally have to accept it? They want to apply to our newly built , high quality rentals...
