My husband and I will be taking over the management of our own rentals. Are there any resources you know of to help us inform tenants? Or maybe just a friendly letter will do?

@Daniel Smyth that's really great advice! Thank you! I think I might be getting in over my head, but then again maybe I can rock this and end up really enjoying it! I won't know til I try. And I guess we fired the PM for the rest of our properties, too so now I've got 22 to deal with. HAHAHA I MIGHT BE CRAZY. But at least I know better than to a) make sure people pay rent, and if they don't, place an eviction notice and b) return communication within a day or two and not wait 3 weeks. So, I know more than the PM we've been using. 🤣

@Bob Stevens lol We had one, and he was terrible. I guess we're just trying it out to save a bunch of money and keep things in-house.

Can you use a custom application and lease on apartments.com? I'm not seeing anything about adding your own.

Does anyone use apartments.com for pre-screening (since they do a credit check) and then have applicants who pass fill out a separate application (not with all the same details, but more specific screening questions)?

Hi! I am taking over the management of some of our rental properties. These are 12 units (6 duplexes), brand new construction. My husband built them, and we own them.

We are opening up for applications this week. The rental market here is NUTS... I think one thing I read said rent has gone up 20% in the past year?? Trial by fire, so...

What is your #1 piece of advice for a new property manager?
