What are some tools or accessories that have proven very useful to you as a Property Manager? I just ordered a large key ring thing (holds 24 keys with color coded rings and a place to write the numbers) and a body-cam.

What do you use that is a life saver? Anything from online tools to organization tools for the office.

@Maxim Yershov I give them my Minimum Qualification Standards and ask them to review those. If they feel they qualify, then I'll schedule a tour. After the tour, I invite them to apply.

@Scott M. They're on month to month. But rent is due on the first and it's the 12th! Also, we haven't given them a notice that we aren't renewing their lease so that would take at least another month and a half...

We have tenants who haven't paid rent this month. They were friends (I know, bad choice) so my husband was lenient for about a week. However, we have served them with a 3 Day Pay or Vacate notice. The 3rd day is a Friday (tomorrow) so I'm assuming we have to wait until Monday to start? Also, what are the steps? Go down to the courthouse? I've never done it before. And do I need to give a reason? Besides not paying rent, the guy has been texting mean things to my husband all day. Can I cite harrassment?

@Dave Poeppelmeier you may have just saved us on a totally unrelated matter! We have a nightmare tenant being evicted that is suddenly being very nice and helpful, and offered us a check that they said the previous PM declined out of spite. We will contact our attorney for guidance.

We have tenants who haven't paid rent this month (it's now the 10th). We just took over property management duties of all our own properties at the very beginning of the month, which was a surprise to everyone when the other PM dumped it on us.

They are on month to month lease. So, if they do pay rent now, we still do not want to renew the lease.

Do I have to give 30 days notice not to renew? So in essence, they can stay there until October 1st because it's less than 30 days to Sept 1? I think if they continue to not pay rent then it won't matter because eviction proceedings will take priority, right?

@Cedric Modoufeh I'm sorry you're going through this. We are dealing with something similar. I want them out asap. There has already been an eviction processed by a judge but they're still in there! I have been urged by many on here to make sure a lawyer deals with it. Good luck to you!!
