I launched my business January 1, 2020 with the full expectations of buying and flipping a few homes this year and possibly securing one or more rentals to start my portfolio.  Unfortunately, COVID hit Houston hard around March and I didn't want to risk getting stuck with a project under financing.  So, I decided to build my business around wholesaling.  I'm satisfied with the progress I made choosing where I'm getting my leads, how I am marketing my leads, and my approach to helping solve sellers' needs.  I'm currently working on expanding my lead outreach and hiring a bird dog for my distressed homes lead source.

Although I haven't reached my goals, yet, I'm excited about my new direction!  2020 will still be a great year for me!

That is a toughie for me.  I have lived in greater Houston most of my life, but love the mountains.  Definitely the mountains with thick forests, clear mountain streams and rivers, and lots of outdoor recreation!  I don't care if it's in the U.S. or abroad!

I hope someone more qualified to answer your question will reply.  But, for what I know about the areas you are interested in, property values are through the roof!  Very expensive.  But, I do see a lot of development happening.

Have you considered investing and hacking homes outside those areas?  What I love about Houston are all of the duplexes and homes with garage apartments.  You could, certainly, find homes to hack in areas that are just a short drive or short ride by Metro rail, at a fraction of the cost in and around the Medical Center, and the Heights.  Try Northside, the developing parts of 5th Ward and Denver Harbor, Eastside, Sunny Side/Second Ward, South Park, Sunny Side, and Gulfton.  Good Luck!

Hey Antonio, welcome to Houston's REI community! Sounds like you are on the right track. My advice to you is to read everything you can about investing in real estate and BP is a great resource to begin. Network every chance you get with other investors, wholesalers, private money lenders, etc. There are many chances to learn from the pros online on different meetup platforms. Two platforms I really enjoy are North Houston REI with Gabe Rodarte, and Deal Machine with David Lecko.  There are many other good ones, too, like 713 REI, that you can find on Meetup.com.

Honestly, there are many good markets around greater Houston.  This area is HUGE!  I believe if you asked 10 local area investors where they think the best area is to invest you will get 10 different answers.  Plus, it really depends on what market you are targeting, e.g., pre-foreclosures, probates, vacant homes, absentees, etc.  Read up on the different ways you can earn money in each of these markets and decide what market it best for you!  Good luck!

I concur with Kaelyn.  Houston's cost of living combined with opportunities to invest are incomparable to most Metros, in my opinion. City leadership in Houston, Katy, Sugarland, and Conroe have done an amazing job partnering with businesses and developers who provide countless options of where to live, work, and what to invest in.  We faired better than other Metros during the housing crisis and are holding through this COVID pandemic.

Since you have the freedom to move anywhere in the U.S., however, I would research more what areas of real estate investment you are interested in and see where exactly you could succeed better in that market.  Good luck with your decision!

I am looking for a self-motivated, wanna-be real estate investor who can drive all over the greater Houston area searching for prime real estate investments.  The hours are flexible--but not too flexible.  This individual must commit to 20+ hours per week strategically driving around greater Houston area and have the cognitive ability to multitask and correctly input required data in a mobile software application, as well, as have good communication skills.

I am a new company, so this position is commission-based + gas/mileage, only.  Earn 10% of company's assignment fee for every property you locate and is closed on, and $.55 per mile you drive while working.  Mileage and properties inputed will be closely monitored.  Minimum commission is $500.

This is a great opportunity to learn the real estate investing business from the ground level, while growing with a new, highly motivated company.
