Hello friends!

Does anyone have any advice for chasing probate leads?  I have a letter I want to send to the attorneys and another letter for the executors offering my services to appraise the value of estate properties and to make an offer to buy them.  Not having been through this process before, does anyone have any tips, concerns, and/or caution they would like to share?

Hey Bryan,

I don't know if you took care of your problem, yet, but depending on the neighborhood, you could just post signs around the house and at each corner of the street that basically says "UP FOR GRABS!  ALL ITEMS FREE at this address".  In some neighborhoods, they just might clean you out!  That's what I would do before paying more in dumpster fees.

Hello fellow investors!  What is your advice about when to use NCND agreements?  A buddy of mine has a $39 million deal for an apartment complex and I offered to help find a buyer.  He has asked me to give anyone I want to share information about the property with to complete and sign this agreement.  Is it necessary?  And, what might be other reasons to use it?  Thanks in advance for your responses!

Several investors on this site have shared how they bought multiple properties (as much as 19!) their first year in business.  I, too, wish to begin my first year with, at least, a property per month.  But, wouldn't that require a sizable amount of capital and/or debt from bank/hard loans to achieve?  I am highly motivated and ready to make my first move for 2020!  Thanks in advance for your input!

Thanks Isaac! I agree. Plus, I just want to be totally legit. And, there is more to flipping and holding I want to do as a business. I'm, actually, speaking to an attorney/REI Investor as we speak.
