I know down here in Miami, if your driving around you will see the yellow tag on the houses and I know right away it is a code violation. The one type of property I won't deal with is unsafe structure have you guys had any luck with those? usually the city wants to demo those from what I understand

Got it so look at it more as helping others etc is what I will be doing. Sellers and buyers need us to succeed and sitting around isn't providing any value to anyone's life

I have a question on how you guys keep your motivation day in and day out to keep wholesaling. For example in my situation I have done this for a year and I find it is so easy to lay around and do nothing all day since my bills are paid, money saved etc. What do you guys use as motivation to get out there, get dirty and keep the money coming in. This has been a struggle for me the last few months, I am thinking I should start focusing on buying rental properties now free and clear from my wholesaling money as motivation.. Anyone else go through this before and what has worked for you? Another thing I was a part time server before so I know I hated being "bossed" around and that made me want to quit each day and drove me, so now that I am comfortable I need to get that same drive back lol

Hey Everyone!

I am currently looking to expand my business and am wondering what your full time marketing plan of you guys who are full time wholesalers? I have done about 25 deals so far and have been full time for a year now, I am just looking for some help on a balance and developing a routine again.

Sharon,

How do you spread your follow ups on probate? Are you doing every 30-60-90 day hits on the new ones? For example let's say you got all of March's leads you hit them April 1st then May than June? Would love to know your plan, my biggest problem is staying organized with all of this lol

I have a seller who has already started Probate through one attorney but the issue is the attorney has been taking forever and the properties have been in probate for 3 years. The sellers put up 5k already and only owe her 1k when it is done.. crazy I know. I wanted to give the sellers to another attorney who will get it done asap and not take forever but didn't know what I can do with this? What legal right do they have to either get that money back or use another attorney and is there anything I can do to get this through the process sooner

Yes this was a lease purchase, I guess the only option really is try to do a "Cash FOR keys" deal or wait the three months until the contract is void..

Yes exactly that was my first idea to see if I can work a "Cash for Keys" type deal with the tenants to make everyone happy. I read over the contract and since it is void after 3 months of non payment I really can't do anything until that is up which would be May, I will explain to the tenants these are the two options, also seller does want out and is extremely motivated. There is definitely good potential in this one to make a good deal whether I can wholesale or buy and list on the MLS

No this isn't my agreement with the tenants, I had a seller call me who is in a lease purchase wants to sell the property and get out of it and walk away with cash yeah I wasn't too clear! lol
