Ok I am actually just looking for sellers though, didn't know if I should waste time on mailing them, or focus more on just the ones that are sellers and have owned for a while the properties and have disappeared,

Also if you search the name and the mailing address is same as property address do you mail to that address and hope it gets forwarded? to seller

Hey guys, I have been wholesaling full time for about 6 months quit the job and looking for more ways to get leads. I mostly do absentees, signs, etc. But I want to implement driving for dollars. Question I find the address do you guys mail LLCs Or Corporations? OR do you just mail the address that have the owners name (most likely someone not so experienced is the key and doesn't care etc.) Just trying to make the most of the leads especially if I plan on following up or skip tracing the names.

I am just nervous now that someone is on me becuase I had a house broken into before and money stolen was a probate property and when you do bandit signs and people ask to be on your list I always just grab as many emails as possible.. and yes never thought of all that... I guess I am just being stupid and not running this like a legit business.

hmm.. ok so maybe I should stop just adding a bunch of buyers I have 1800 on my list and doing mass emails, and only work for the serious ones? Issue is sometimes you get deals done by selling those off and can make money on new investors etc..

Hey guys I have been a full time wholesaler for the last year, my question is how do I stay safe? I had a couple "buyers" want to meet me at a house must be on my email blast, and I Showed up two young guys definitely was going to get mugged, what do you guys do to prevent me from being robbed and what are these guys looking for I am really nervous right now especially since I don't know the email...

ok thanks Josh! quick question once I get this contract signed my next step is to find my buyer and have him sign the assignment fee then turn over both documents to the title company right?

Hey guys, ok been doing a ton of marketing and finally have a good deal on my hands! I really need help if the contract gets signed tommorrow, I need an investor friendly title company in CLeveland OHIO. I am looking through the Reia's and trying to find one, but basically my job now is to find a company then once that is done I will market to buyers correct? thanks!

Yes, I will I am having trouble getting a co-signer, they said they can get the 2 months security but the members at my ctreia recommend a co signer who has no evictions etc. I told them that and haven't heard from them I think the 2 months would be enough to get them and do a month-month lease but the REIA meeting seems to want more haha So i am unsure thanks

Ok awesome rob yes please send me that site I have heard of pat live and call capture etc but then other people show conflicting reports that you should answer your calls in the beginning to get used to negiotating so I am still deciding which is better
