Ok awesome rob yes please send me that site I have heard of pat live and call capture etc but then other people show conflicting reports that you should answer your calls in the beginning to get used to negiotating so I am still deciding which is better

Awesome another reason why I love this site thanks guys got my 50 handwritten envelopes done yesterday now paying a friend to write 100 for me should have 200 letters sent out Friday waiting on my printer oh and another call today from someone who got my letter a month ago didn't want to sell now but just put me in a great mood!!

ok thanks guys I will focus more on my direct mail getting the 200 letters out each week, and the buyers list for now.. I think I have a decent voicemail set up though which is important when these callers call because I will be working my normal job.

Finding buyers will be tricky, I know alot of people at the REIA are tire kickers and won't know a good deal if I gave them one. I will use the things they recommend on here, but my number one way to do is to send absentee owners who bought property 3-6months ago a postcard. Saying that I have properties at good prices or something to get through the "true" investors.

Idk because at 13 she had the MArried name on her address.. but she said she got married in sept of 2009 and this was in 2003?? I went to my local reia they said to require a co-signer on the lease, and 2 months of security so that is what I told them last night. I am waiting to hear back from them as to what they can do.

Ok so just had a quick question for everyone. For those starting out to become wholesalers, should I make a website to attract buyers now? Or should I leave it alone for now and focus more on marketing? Want to make sure I do everything right to land that first deal in 60 days.. I know the website can attract buyers but would you recommend if for starting out? Thanks

hey fellow landlords I ran a couple applicants today and the couple is decent, but my questions is to whoever has used screenworks or something similar with an address check. She said her name was changed because she got married which is fine, but it has her name as the married name she said when she was 13 then that name again at 17 then back to her orginal name on the application, but then her married name up until now? I am confused as to how she is doing this. I have paystubs which use the same name as her married name. The SSN number on her pay stubs last 4) is the same as the one i ran and the one she has giving me. I am just confused as to if she is trying to be someone else? I am going to my local CTREIA meeting tonight and will show them everything but I am nervous she is using another name.. She also wants her sister to move in which is 18 but i didn't get her application because her and her bf met my income requirements..

Let me know about this name things thanks

yes, i know it works! Your right I am halfway through Hill's 17 steps to success and think and grow rich is on my next list!..

I plan to go to the library on my off days for a couple hours just to read these books to keep the motivation.

Also I just set up my GV number and voicemail, made up a simply voicemail for all the direct mail saying Hey you reached john if your calling regarding your house please leave your name number property address thanks have a good day..

I am waiting on my printer to be shipped but have a list of 330 names still I am going to begin handwriting these envelopes today while I wait for my printer to come in..

Off the list and were mad but still) I will handwrite enevlopes use the invitation style ones and use regular stamps,

My message is to the point and keep it personalized. I will ad a Ps to the letter explaining how I can help them by closing quick buying as is and not paying realtor fees.

Thanks shawn also thought about bandit signs but I really don''t feel like making them and then worrying about getting a fine and all that would rather stick to just direct mail to absentee owners, although I am tempted to look into probate so if i have free time I may try to fit that into my direct mail as well.. My biggest fear is that I won't know how to deal with failure and fall into that poor mindset and say oh it doesn't work and go back to the rat race. I think for me it would be easier to put my efforts into one focus and just work on that. Once I get a couple deals hopefully in 3 months then I will look into other avenues

My first strategy for finding buyers is at my CTREIA meetings, I will let everyone know I am serious and kind of make it a point to see who has done deals already I know 5% are the real investors and most are tire kickers. I will also mail to an absentee owner's list from 3-6 months of recently bought properties. The last way I will go to the auction and hand out my cards there as I heard that is a great way to find the true buyers that no one else really does. Another option is the one andrew said where I put out a few bandit signs before i have a deal 3/2 rehab 50 cents on dollar call xxxxxxxxx. but I will save that until I need it.

I plan to put all my focus into perfecting direct mail. I don't want to overwealm myself and try doing bandit signs, REO's, etc. I think If I make it a point to just get what I need to get mailed out each week I can review after a month and then take it from there... what do you think ?
