I like to use realtytrac to find vacant properties, they are not always vacant but I sure can find the distressed ones.

Awesome! It can be done, I just got hired with an Real Estate Investment Firm. Quite my Boring Banking job and found me one in Real Estate with what I love. Im so EXCITED and now fixing all little credit issues to get going.... Work it Kimberly.... You guys rock with all the information!

I will take a look and find out where we got our from, we just replaced windows in our home and I think he ordered them from the internet and they were delivered, Ill find out who/where they were from.

lol, memories.....I joined ERA and I started going to call night back in 2004. I got my first client that way and learned to negotiate liens on my first deal, 5 to be exact. ive since done lots more but I suggest just passing out business cards and telling everyone you know your in the business. Decide the neighborhoods you want to farm if your looking for lisitngs and then focus on making sure those people know who you are. I am sure the agent that sold them the house is probably not keeping in touch. Some may be but most are not.... I would suggest finding a great CRM program that you like to use. Something like top producer or anything like that so that you can automate the process..... good luck with it all...... Oh and last but not least don't forget to build your wealth. Invest in your self.

Welcome Steve, Atlanta is a great market, I am 2 hours aways and defiantely want to invest in that market, I know quite a few people there. Let me know how it goes. Good Luck and buy that first property. I want to have mine by December for sure!

in SC sure deal! there are some good discounted homes that are accepted here. I don't totally understand there system. Sometimes it seems they accept some and not others. ive kinda figured HUD Homes out but I have not gotten HOMEpath totally together but I have definatly seen some deals for investors on that site.
