@Walt Payne Thanks Good info. I think it is a great starting point for newbies but with the proper expectations given.  Wholesaling gives them an opportunity to learn the areas and find the comps etc.... If they are not licensed they wont get that practice on a daily base.

I am very interested to hear from other investors, What makes a good wholesaler, what are your expectations from a wholesaler who brings you a deal. I have listen to a lot of the podcast and it seems that @brandon keeps saying that there are a lot of terrible wholesalers.  So what is the expectation of a good wholesaler?  Im very interested in making sure that I set up properly and set the correct expectations with my investors?

You can continue to post the lower price on the HUD home in hopes it will get reduced an youa re the winning bidder. I just won a HUD home that my assitant places a bid daily on. it was listed for 101,000 and i won the bid at 54,000. We bidded daily for 28 days before winning the bid. I am a HUD agent so I jsut have my VA do them daily.

@Account Closed thanks, the nerves are not preventing me from doing it. I had wholesaling set as the avenue I was going to pursue starting out, not thinking about rehabbing it myself. Originally.... This home is located in Sumter SC and I am in Greenville SC. Thats not a major problem and I am sure I can get contact there to market it on the MLS. But Im nerveous none the less.

@Shaun Reilly thanks good info... I did not think to put it on my card, i honestly was thinking to wholesale it but I may be able to go another route with this for sure. I hope to know by the am which way for sure....  I am nervous as #$%^&*(   just the uncertainty and tell people daily to do this... lol

@Account Closed I thought about that and getting the hard money loan is my only concern, I've never done them before and I know I wont qualify for a regular loan, My assistance is getting me the needed information and I will let you know how this goes, thanks so much for the information.
