@Isaac Moore Where are you having success finding VAs who can consistently dial and produce leads for you on a regular basis. Are your VAs based out of the states?

Mohammad Bachir El Ghandour I would say anything with a deadline whether that includes tax default/pre foreclosure/probate/code enforcement/ anything with distress.

Thanks for chiming in on the post. As you both can imagine with the competition being fierce for deals, anything that can be done legally that gives an investor an edge will be done.

@Cornelius Garland Amazing Value in this thread! Always leading with value. In reference to your RVMs. If you don't mind sharing I am curious about KPIs in using this medium.

What are you seeing in terms of:

Cost per lead?

Cost per deal?

Are you also hammering the same lists everyday (Mon-Sat)  again for a month, then updating it at the beginning of the following month and repeating the process?

Which RVM system are you using to fulfill the orders?

HI BP Land-

I am trying to bring in consistent cashflow from wholesale deals and am starting to really focus on the distressed properties. I've come across two types of properties one being an auction -Notice of Sale & the other being auction- Lis pendens. Is there any difference in how you approach these situations assuming the houses have equity?

So it seems like accurate numbers or getting numbers is a huge problem for investors. I use a skip tracing service that goes by Needs to Skip that has turned around smaller lists (less than 500 names) in about 48 hours. The formatting is a bit off, but the data is accurate (I am no way affiliated to need to skip, I just recommend good services). I was dialing a fresh list this week and and had a contact ratio of 14%, with a true contact % of 45% on a 6 ring dialer.

However these numbers are not scrubbed against the DNC, so that is something you might have to look into with a 3rd party vendor.

Definitely! I went all in to cold call properties, followed up with door knocking if I can't get a hold of them.

In 2018, I decided to go an inch wide and a mile deep. I'm starting to cold call the property owners in good areas so we can put together a deal. I like the idea of getting my marketing done in spite of me, but I also realize with competitive markets the owners are getting hit over the head with letter after letter.

I am working with a seller that owns some really valuable property in Seattle. I don't believe that he is quite motivated to sell at this time. However in order to present him the best solution on selling his property in the future and to defer taxes I am wondering if anyone knows of something outside of a 1031-exchange or Charitable Remainder Trust (CRT) that would allow the seller the defer taxes and give the profit from the sale to his church and remaining family members.

Any ideas?
