Wholesaling - Cold Calling or Direct Mail
Hi Fellow BP'ers
I'm back after a bit of a hiatus!
I have listening to Don Costa's podcast on sales/marketing techniques to get the pipeline loaded full of leads wanting to do with you.
I am curious for those who do Massive marketing if there has been an inflection point where there are diminishing returns for the volume of mail put out. At what point do you see the return on the mailings start to not make sense? (10k pieces, 20k pieces, 50k pieces?). What are returns on DM most people are saying? (3x, 5x, 10x)? Also how many mailer are people putting out before netting a deal. Is it (5,000 pieces to 1 deal?, 10,000 pieces to 1 deal)
I also just listened to a podcast with Brent Daniels who does most of his business with Cold Calling and like a good way to really accelerate the process. What are the rates of return most people are seeing on this method? (1 deal per 100 contacts?/ 1 deal per 200 contacts, etc.) Feedback and your stats would be insightful.

Well right now I'm doing about 7-10k mailers and it's going to be my main marketing avenue for a very long time. I don't think I'll ever stop mailing. I cold call high probability leads like obviously vacant/abandoned houses.
However, my very first deal was made via cold calling. Cold calling is definitely more cost effective but takes a lot more time.
