@Richard Dunlop: That is a great idea not sure why I didn't think of that one. I will try to utilize that on the next deal if I don't have my license by then.

Ok so I am strickly curious on the above question. I am closing on a property that is settling for about 10k in a few weeks. I have been working with an agent for awhile this will be our 4th deal together. Every time we close there is the broker fee of $395 that I have to fork up. If she were to bring me the deal i would have no problem paying that, I see it as a finders fee.

But this time and 2 other times I have brought the deal to her. She told me on these small price settlements she gets a set price not the regular 3%. Usually around $1000. Now what I want to know is would it be foolish of me to ask if we can arange something with that $395 as one she didn't bring the deal to me and two she didn't even show me the property. She gave me the code (I know it's against agent code, but I suppose we have built that trust that I'm serious). All she did was submit the offer.

What are your takes on this, am I out of line for considering it?

Wow @Christopher Brainard thanks for that insight. I think you hit the nail right on the head. I could be feeling this way because I have been focusing so much on my REI and slacking in my 9 to 5. I am going to go ahead and purchase this property but take my sweet time renovating it and in the mean time focusing on the things I have let slide.

@Rick H. Thank you for your post, if I may ask. Where and how did you become so proficient at learning those laws?

So the other day I put in an offer on a property (making it my 5th house), I was told a few days later that there was multiple offers blah blah blah. So I adjusted my offer but didn't really except to get it, non the less I submitted it.

Bank came back with a counter to mine, they wanted to adjust the settlement date. No adjustment to price. In every other circumstance I would of been thrilled. But instead of jumping on it I told my agent..."I'll get back to you tomorrow by 1pm and let you know my decision." 

It was a weird feeling for me because I think we spend so much time dreaming about getting to where we want to get in life, that when it actually starts to become a reality it becomes kind of scary in a sense. I actually had to consult with other people to give me the courage to do it. I think maybe it happened because I have a lot on my plate, as I still am renovating a house I settled on in June. Not sure or maybe it's cause I'm 24 and thinking to myself..ohhh this is becoming serious. Or Maybe it's because I had a plan and timeline. But I am blowing that timeline out of the water by acquiring properties much faster that anticipated, which is nerve racking. 

Would like to hear everyone's take on this and if there has ever been a time in your life when you were scared of your own success?

@Omar Santos Not sure if I read your question right, but if I had to guess I would say that the gasket between the tub and the overfill drainage pipe has gone bad or is non existent. I have found that this is a common thing on bathtubs. Take the cap off the overfill drain and see if you can see a rubber gasket.

I think it really comes down to your market. Which Is why I stated "in my area". For me in the Baltimore area they are not very investor friendly so they will rarely budge on price and keep knocking it down. I have it almost down to a time table of when a property will be knocked down 5, 2,500, or 2000 grand. The best thing to do for you is just to try, worst that can happen is they ignore you.
