I'm not sure if I qualify as succesfull yet, but I am only 24 and own 5 properties 3 are paid off and I started at the age of 21.

@Steve Vaughan haha I couldn't stand the wall paper, it's just as well I took it down because that it how I spotted the termites. It wouldn't of been able to stay anyways because I had to rip that wall out to fix the damage 

It took me about 3 and a half months, working on days off from work. I know! It seems very tough to come by people that want to do the work themselves. I could contract it out but I find great joy in doing the work.

Good Evening Everyone!

I'm please to announce that I am now putting the finishing touches on a property I bought for $17,500 a few months back. All in all I spent just over 3000 dollars and that is including all the inspections/appliances (lead, fridge, W/D). 

It seems cheap, and it is the reason is because I did everything myself. 

Being a DIYer isn't for everyone but I want to make it clear to people that 3 years ago I couldn't change a toilet let a lone renovate a whole house. Through perseverance and mass research with a huge amount of hope I have been able to achieve the level of "handyman" I am at now. I say this not to build me up but in hopes of showing someone who may not have the confidence to do a project themselves it CAN be done.

This isn't the first one I have done I did another about a year ago not to the extent of this one. Each place comes with it's own challenges. This house in particular had a massive termite problem that I failed to find on inspection (wouldn't of changed my opinion on buying the property anyways, just gave me a whole lot more work then I had hoped for).

Glad to finally be done with this one and I am excited to start on the new one that I closed on a few weeks ago. I will try to do a better job of documenting that one. Here are some pictures!

With my Section 8 properties I try to keep them as hardened as possible. This means adding as little as moving parts as possible. If I acquire the properties with parts I will keep them but I rarely add anything that I can see myself getting a call to fix. With that said I don't even have A/C in some of my units, but that may be unbearable for someone in Texas. You can use window units for section 8, I will note A/C is not required only heating.

So just some background info. Have a contract on a property, settlement date is set for the 23rd of Sept. Using banks title company for settlement on a foreclosure.

Received word today from the title company they are having trouble clearing the title and it doesn't look like the 23rd date will happen. I am leaving out of the country on the 24th. We offered to move it back to the 6th of Oct as that is when I will get back. 

However, the bank is adamant on closing before the end of the month. 

Title companies suggestion was to use a power of attorney, someone to sign on my behalf. Because If I didn't close before the end of the month they would re-list the property. 

My issue is that everyone I am comfortable with is going on this trip with me there is absolutely no one I would feel OK being my POA.

What would you do? Or what could be my options? Is it really possible the bank will just re-list then having to wait even more to close?

I am currenetly working on renovating a place with extensive termite damage. They appear to have been in place for years since the wood is almost swiss cheese. It sucked to find them since I thought it was just in the porch at first only to find out that its in all four walls of the living room and in the basement. I bought some stuff online that you put in the ground. Takes a few weeks to work. In the mean time I have just been replacing damaged wood. I would still go after it again if it appears to not cause structual damage.

wow I'm surprised people on here are being so catty, as I stated in the post it was out of curiousity. Some people here are taking it like a personal attack. This was just a question. No need to take things out of context.
