You had an agreement (contract) with your Property Manager that they are to get your approval before they go ahead and do any work orders. I just got new tenants in:

week one we dispatched handy man because tenant complained of leak, fixed p trap in bathroom and while there we decided to clear dryer vent $155.00

Week 2 Tenant says hot air out of A/C dispatching A/C man... Fixed problem (they said what it was but can't remember specifics) = 143.00

Week 3 Tenant said shower head is broken, towel rack is loose and there was a leak at the washing machine bib. = $105.00 

This was all done without my approval, I let the first two slide because I would have agreed to them fixing them both (not the dryer vent) I don't even supply the washer and dryer so them complaining of a leak on THEIR washer and cleaning the vent to the dryer doesn't make sense to me nor having to fix a shower head? How does that break, without force?! 

How would you feel about this or react to it? I need to see if I'm over reacting, since they are technically breaking their contract.

Hello all, to get straight to the point. 

I have done 2 deals with the same agent now and every time at settlement there has been a $395 Brokers Fee at first I was fine paying that. But on Monday we are about to close are 3rd deal together and of course the fee popped up on the HUD.

So my question is. If I have brought in a decent amount of deals in the last year and plan to bring more. Should I still be paying the whole brokers fee of $395?

I would love to hear your opinions...

I have heard it was made up. So the "Rich Dad" does not exist.

I agree with @Moshe Eisenberg on the GC part, some times you can save money by having someone else do the work because what you pay them to do it faster you save in holding fees. However, I do everything myself just for the pride factor, I like to look back and say ya I did this. In your situation, since you have to live there for a while and you are fine with that. I don't think that really applies, since you have to have the place for a year anyways.

My only other two cents is to convert that heating to gas instead of oil. I just did a conversion on an oil boiler to a gas boiler. Very straight forward and easy. cost me $2500 eveything installed. Majority of people cringe at the idea of oil and if you install a high efficiency it can be a selling point.

haha very dramatized, I will watch it. Now I'm going to get a bunch of people asking me if that is really how it is. Same thing happened with Wolf of Wall street, with the penny stocks.

 Yes, trust is definitely an issue here and a big part of having a good business relationship. I think I am going to try and be more up front and not let things roll off my shoulder. We will see what happens.

 Exactly the case in this situation, you do get what you pay for. I think that just about applies to everything in life. With the exception of harbor fright lol. I have found some of their tools are better quality then the brand names I can get at Lowes

That is who I use but I have other companies I use too. I actually just spent over an hour on the phone to day with them today running numbers for my other properties that I don't have with them, their service really is good.

 You are welcome. What is your game plan? Are you moving to Baltimore to try out the market here? Or you gonna do business from Texas?
