Hello All,

As it stands next week I am closing on my 3rd property (woot woot) however in this particular place it currently has oil heat and there is no A/C. Now I plan to section 8 this place and I feel that dealing with oil would be a royal pain. So I am stuck between replacing the oil boiler with a gas boiler or simply putting electric baseboard heating in places where it needs to be. What's your opinion on the matter? Thanks!

partly because I don't trust when someone else does the job, they might skip corners that will bite me later. I only found one that was comparable and it was selling for 55k I have no clue what the condition is tho. Unfortunately I don't have access to the MLS I contacted my estate agent so maybe she can find more info. But I think I'm leaning towards passing this one up I would pry be over my head when dealing with this place. Replacing rotting wood, floor boards, ect ect.

Thanx for the quick responses guys. So according to the reason for him letting it go is that he is tired of doing the whole rehab thing and apparently he wants to down size his portfolio and doesn't want to take on a project. I contacted this gentle men awhile back in hopes of a mentor so we met up for lunch and had a good conversation. We were on the phone earlier today and this place came up. Only thing is I'm not sure if he is being genuinely nice and help out a youngin get started or if he is trying to hand his problem off to me. I'm sure it would have to be a complete gut rehab it's had no roof for over a year and we had a bad winter. It would pry cost close to 50k to get it rentable. Which puts it in the area of surrounding places as they are on market for 55k. Only thing that makes me even consider this place is the amount of rent I can get for only a 55k (after rehab and purchase) place.

Ok ladies and gents, this is my first post here and I came here to get other investors opinions. I have been given an opportunity by a fellow investor I just met to by a place from him that he has had in his position for a year now. The terms seem great he is willing to sale it to me for 5000, BUT the place has no roof and it has been sitting like that for over a year. It is in baltimore and the fair market rent value for the area is 1200. What do you think?
