I believe you would be violating the Americans With Disabilities Act if you denied someone based solely on them owning a guide dog. Service animals are generally not considered "pets" in the same way many other animals are.

If it makes you feel any better about it. Service animals are also generally better trained than other dogs, so you might not have quite the same issues with them as you would with a bulldog or a Rotweiler.

I saw that too. Josh said that "Facebook gives the Bigger Pockets community the opportunity to expand even more, and to help others discover the wealth-building potential of real estate investing."

I was a little concerned about the part where Josh implied he was going to write a course on "how to run a successful REI website" and go on a speaking tour, but I'm sure there is a plan in there somewhere.

The "best book" really depends on what model you want to focus on, but a good all-around real estate book is "Defensive Real Estate Investing" by William Bronchick. That book is a good compliment to whichever detailed investing model you want to use.

It's also worth noting that a serious Dave Ramsey devotee is probably going to make a pretty good tenant. not that you can screen for that . . .

Michael,

I think you might be limiting youself by restricting your group to RE investors. Having a couple of people from outside that mindset would spur conversation and ideas. Perhaps some of the following

* A transactional lender
* A investor-friendly RE attorney
* An urban planning specialist [to identify "up and coming" areas]

Again, you would have to find REI friendly people in those fields, but the cross-pollenization would seem to be really useful.

[As an aside, I wonder how good a fundraiser for non-profits would be at raising private money. Hmmm]

Nick, you've done a good job of laying out the history of the Due on Sale clause. And I won't argue with you on the legalities -- Sub2 investing certainly breaks no laws. My problem with Sub 2 is that the entire system is built on deceiving the bank about the sale. The gurus will suggest using land trusts and telling the bank you are the "Property Manager" so you can hide the fact you have purchased the property.

Let me put it this way: would you still do Sub 2 investing if you *had* to tell the bank you were buying the property?

The fact that you are asking the question puts you on the right path. It's important to make sure all your relationships are winners for both sides.

My suggestion [and you've received good advice before my post] is to ask the agent. Lay out what you want to do and ask them what would make it a win-win for them. Ryan is right, the leads themselves, once you've proven an ability to accurately assess things, are worth a lot.

You might want to have a "no manure" rule too -- just in case.
