Hi Sophie,

I'm suggesting to my Eastside sellers that they wait until after the current "Stay Home, Stay Healthy" order expires, hopefully next week. Getting pro pictures and a pre-inspection are key to a quick and smooth home sale.

There is no need to be pessimistic. There are some great opportunites in your price range. Personally, I would suggest looking to the SE of Seattle in some of the smaller communities such as Maple Valley or Black Diamond. You can get some great views of Mt Ranier and still find something at an affordable price. I'd be happy to talk to you about some of the options.

I recently moved from the East Coast to the Seattle-Tacoma area and am starting to rebuild my business. Back East, I was a HUD broker for several years and had some good relationships with regional banks, but none of those contacts can help on the other side of the country. Who are the best people to contact in order to build an REO business here in Seattle?

You seem to want to approve this applicant. Perhaps the answer is to offer her a six or nine month lease. That way the spouse is only in the place for a short time, and you have the opportunity to interview him before agreeing to the new lease.

My first thought was a daycare or school.

J Scott is correct. I normally don't know HUD has accepted an offer until I get the email instructing me to take it off the market.

As a HUD listing agent, it doesn't hurt my feelings too much. Hey, things happen. Now if you get into the habit of doing it, that might be a different story, but doing it occasionally won't bother me.

Samantha is talking about the 48 hour period between when a bid is accepted online and the when paperwork [including the earnest money] needs to be in HUD's hands. If you take a look at the property on the day the bid is accepted and decide you don't want it after all, you simply don't send in the paperwork.
