@Cody Cox @Randy Johnston - I was looking for details on the website for the next meeting in Portland and didn't see anything on the calendar. Can you give us some more details? Where? When?

My dad is an excellent realtor with specific knowledge of Utah County and works with investors frequently. If that's your area, I can connect you with him.

I have been lurking on the site for a couple weeks and have listened to 12 of the podcasts and I've read a ton of the blog and forum posts and really like and appreciate everyone's input and all I've learned so far.
About me...
My dad jokes that his kids were raised under the closing table, since he's been in real estate as long as I can remember. This is probably more true about my little sisters that got dragged around a lot more than I did, but I've always had an interest in real estate because of his occupation.
A few years ago I finally picked up Rich Dad, Poor Dad and have been wanting to convert my income into that investment quadrant ever since.
A year ago, when we purchased our current primary residence, I converted our first home into a rental. Everything has gone pretty smoothly with that rental, so I'm looking for another.
I have about 30% equity in both homes at this point. I have maybe $10K of cash on hand to invest, but I'm considering refinancing one or both properties to pull more cash for my second rental, preferably a smaller multi-family property.
