Hi everyone. My name is Tom Waddell. I feel very fortunate to have learned about this site this summer while doing some REI research in my childhood hometown in Tennessee. I'm a bit delayed in coming onto the forums, but better late than never, right?

A bit of backstory on me. I'm self-employed and am part owner in a marketing firm that focuses on the forest products industry. I've only ever owned one home before and ended up selling it in 2008 for a relatively decent return.

As a new RE investor, I plan on focusing on multi-family buy and hold for now. I have a 6-month goal to buy at least a duplex (and hopefully as large as a 4-plex) at 80% of value and that will cashflow at around $200 per unit after the 50% rule. This may change as I learn my market better and as I become more educated, but hopefully this is a good start.

I look forward to meeting and getting to know many of you!
