I don't see any issue with your investment strategy for either individual in their respective age bracket.  As with so many investments as well as in real estate it comes down to what you are trying to accomplish and what you are comfortable with.

If he is looking to hedge some money down the road your individual strategies may change.  If everything is a joint venture it may get challenging in some areas depending on what the goals are.

I have had an expired C of O on a property in the past while working with the city to update/repair/change whatever it was they were requiring at the time. You can make an inquiry to the seller as to the status of the C of O. Probably the easiest thing at this point.

@Julia Serce Welcome to BP! Always like seeing fellow Rochestarians getting involved!

I second what @Mark Updegraff said, especially in regards to cash flow. There is a lot of information in the forum about the different models people use and are comfortable with. That will have a lot to do with what you decide to pursue. MF will indeed bring in the most cash flow but as with anything there are specific downsides to MF as there are with SFR.

Case by case scenario for dogs depending on the results of the doggie background check.  Cats with limited number understanding.  All with non-refundable deposits and negotiable terms set by me.

Greetings from Rochester, New York! I joined BP just a few weeks ago and have been amazed at the knowledge and enthusiasm here! It's really refreshing. My REI is limited to owning a couple rentals at this point. I will be attending the GRAR salesperson class in two weeks (as a career change!) and hope to move forward with sales and investing. My father and I attended our first REIA meeting in Rochester a week ago and it was great! The people are great and have much to offer with insight and energy. Currently we are working on putting together a team for our investments. We are planning to do rehabs, buy and hold, commercial and possibly some wholesaling - but the door is always open to other ventures and ideas. I'm looking forward to this year and what it has to bring. I've been in the same field for over 13 years and I'm ready to move on. I'm very grateful to have the opportunity to hear and learn and share knowledge with all of you! Thanks for the opportunity!
