@Alan Diamond Rochester has a remarkable duplex inventory and variety. While the previous comments did bring up valid points on all sides - it revolves generally on your comfort and strategy. SFRs can be perfect for one REI, but not for another. A four-family may seem like a nightmare to one REI and a dream to another and so on. What are your goals and how do you intend to achieve them? This is a must have both for each deal and for long-term. On the plus side, your goals are an ever changing exercise in the REI world.

Sometimes your goals can be achieved through various means towards the same end goal.

I enjoy reading these threads.  You know...the ones that have tangents and rabbits trails galore.  The ones filled with opinion, mental tenacity, and the occasional apology! ;-)

This is a tough call.  This is an individual call.  This is a clear-cut situation of increased due-diligence and weighing the potential outcomes.  If you want to move forward, contracts and a business relation "prenup" can only protect the investment to a point.  It can still come crashing down, regardless of anyone's infidelity, whether in their personal life or in the business life (i.e. lying. cheating etc on you or others in the deal).  

So.....with every deal there are risks.  This, in some people's opinions, is an additional risk. Would the potential outcome of the deal make the risk worthwhile?
