@Conn G. and @Laura Powers I've worked with a handful of title companies here in Cincy that are good for quirky off-market transactions (double closings, private lending, wraparound subject-to mortgages, etc.). Happy to make some recommendations, PM me!

@Doug Sah given that your current business are generating good cashflow, are you looking to dive head-fist into a new investing arena and start from scratch with education and networking? Or are you just looking to diversify a portfolio that's already performing for you? If it's the latter, why not looking into more hassle-free or even passive REI options? The tax advantages and long-term cashflow are still there, and there's much less of a learning curve.

It's my favorite REI meetup in the Cincy area because there are a lot of investors operating a a high level, doing lots of deals and building big portfolios, that are regulars there. Have you connected with @Garth Kukla yet? He's a really good wholesaler, his team does a LOT of deals and he leaves meat on the bone for his buyers to make sure they have the opportunity to profit off of his deals.

I only RUBS gas right now, abs only at one property. That being said I'm buying a property next week that's had very sporadic water use the past several months so I may be trying to figure this out soon.

Best looking option right now is the water meters you can attach to the supply lines that'll tell you how much water is passing through them. I want to figure out how to use something like that in order to bill tenants for actual usage and not just a flat proportion of the monthly bill.

@Nicholas Morgan I'll be interested to hear about the accuracy of the phone numbers you got from ListSource. Some wholesaler friends have complained to me about getting too many disconnected lines.

@Jay Hinrichs Yes C class areas. And again, that's not what most deals here are bought for, but sifting through all the property listings and getting creative with negotiating, it's possible to do on-market in Cincy.
