@Deep Johal my go-to REI CPA is @Phillip Weickert and your attorney needs will depend on the type of investing you're planning to do here. In Ohio the title company typically fills the role of the attorney in other states, but if you PM me I'd be happy to get into more specifics with you about what you're looking to do.

@Sean Tagge thank you for sharing that list! Question though:

When it comes to low-rent low-value properties, my experience has been that the maintenance and cap ex numbers end up being much higher because the cost of a furnace isn't that different from market to market. Do you think those rent-to-value numbers are really a reflection of invest-ability? If so, I'd love to hear your reasoning. Thanks!

@Ryan Behnke you should come to the monthly networking meetup put on by @Joe Fairless and

@Grant Rothenburger and meet a bunch of us local investors. You should get at least a few opinions about neighborhoods before coming to your own conclusions, Cincinnati can be tricky because a lot of neighborhoods turn quickly between bad and good.

@Michael Hooper City of Cincinnati actually takes appeals pretty seriously so I'd suggest appealing. Whether or not you can get it waived or reduced, you should at least be able to postpone the deadline to pay.

And I'd check with an attorney (this isn't legal advice), but I think you can seize the deposit. I'd be careful about how you inform the former tenant about it though.

And lastly, but most importantly, the best thing you can do is get a better property manager. PM me if you want a referral I'd be happy to help!

@Nicholas Morgan I've hired people to make calls for me before, you're not going to get a very high response rate so you'll have to call a LOT of owners before you find one or two worth talking to.

Also, how are you or will you be getting contact information? I bought into an expensive database, but I was working at a large enough scale to make the cost of getting contact info worthwhile.
