@Scott Bowles it may make sense to start networking in both markets and see where you find a better team to work with. I'm a Cincinnati investor, but I can't tell you that the good deals are overflowing here. Having good boots on the ground is what's gonna find you the right deals wherever you invest right now.

@Payton Gonzales it is very uncommon for multi-unit renters to pay for water in Cincinnati. Unless you have a local property management company working for you and recommending this, you're likely to either lose a lot of good prospective renters or have to charge less in rent to compensate.

Splitting gas to get tenants paying for their own heat is a different story though. Most Cincy renters are accustomed to paying their gas bill.

@Nathan Harrison a lot of real estate investors (including me) work with @Phillip Weickert for our accounting, bookkeeping, etc. He's an investor himself and he's very good with how the tax code affects REI.

Hey @Brian Reynolds, you'd get a lot out of coming to the BP meetup hosted by @Joe Fairless and @Grant Rothenburger too. Lots of very successful Cincy flippers are regulars at that meeting, and I often hear them giving one another very valuable help and advise.

In low-income neighborhoods, two things you can do to make sure you're getting better tenants:

1) Hire a property manager that understands low-income rentals and (most importantly) is very good at working with the Cincinnati Metro Housing Authority ("Section 8").

2) Nothing matters as much as #1, but I'd also focus on multi-bedroom units. Cincinnati has very low supply of 3+ bedroom apartments, especially in lower-income neighborhoods, and they're constantly in high demand. And there's a much higher demand for 2-beds than 1-beds in the vast majority of cases.
