Well you are from Texas.. I am hoping you can visit St. Louis before investing.

I grew up in St. Louis. Ever heard of Pruitt Igoe? That the worst housing mess in St. Louis in north city area. My mother drove me down there when I was being a spoilt teenager. Opened my eyes.. All the best! St. Louis is an amazing town.

there is a template for zoho for re investors. Third party . Haven't used might be worth the $$$

buildium is great!!! If you do the quick books route find landlord accounting . It is a template with all the right categories set up . Saves a lot of time . But buildium hands down

I am looking for a web based software with iphone./ipad app to track asset management of appliances, roofs and heat and air on single family rental homes. Any suggestions? I have been using Stuffsafe but looks like it is not being kept up to date. Would rather not use excel and spreadsheets. I use evernote for lots of info.

do u advertise on Craig's list? If so I found that changing wording around can make a big difference. House vs 4bed home it's weird sometimes..

Love buildium then do metrics in smartsheet or excel

I use Buildium for 10 properties. It is web based. Does not do depreciation and more advanced accounting but it great for marketing and keeping organized and track of everything. About $15 a month so pretty good for the money I also use quickbooks with Landord accounting template and the investing rehab part of my biz. Many of the apps get pretty pricey and are really for those with lots of units. Depends how involved you want to be and how much you want your CPA to do. I want to know at all times my cash situation and Buildium is great.
