I use Buildium for 10 properties. It is web based. Does not do depreciation and more advanced accounting but it great for marketing and keeping organized and track of everything. About $15 a month so pretty good for the money I also use quickbooks with Landord accounting template and the investing rehab part of my biz. Many of the apps get pretty pricey and are really for those with lots of units. Depends how involved you want to be and how much you want your CPA to do. I want to know at all times my cash situation and Buildium is great.
