@Alex Craig- Sutherland Ave to buy for rentals? hard pressed to find low prices in that area these days. That area is very rentable - UTK students and close to downtown. Most houses are small. Don't think you will get a great return unless you really luck on your purchase.

"There are little neighborhoods close to Downtown Knox that are "up and coming", however they are rougher areas but you can typically buy a little lower and still see a good return there." This is where have bought and hold- we are landlords in Knoxville. It is really tough to find great deals these days. We bought most of our properties 7-10 years ago.

The lease sync .. is what some of the other programs have. , app folio starting at $250 month. I have been looking at Panda Docs and some other apps to work with Buildium... cost about $30 month. Right now I have tenants sign and I scan into evernote. and then bring in that PDF into Buildium. Kind of old school. However after a long talk yesterday with husband/biz partner.. One way I vet tenants is going verbally thru the lease with prospective tenants.. looking at the paper.. and discussing each point.. NO this is not cost effective for more than 20 SFHs.. but I can sure dig in deeper and get to know the tenant. As I go thru the lease I am educating the tenant on how we do things. If you give them a pdf.. they are not going to read everything. This is a an initial meeting not at lease signing. Spending time up front meeting people takes effort. However it our method to keep the evictions and bad stuff happening.

Like to go however the $500 a year fee is a bit pricey.. Do the members feel that it is worth the expense?

I am a investor/ landlord in North Knoxville-- SFHs. We are looking at small multi-units. OR buy SFH turnkey instead of rehabbing. May need to to look outside our market to buy. Any thoughts or ideas as how Memphis compares to the Knoxville Market? Would be using a property manager if we did buy in Memphis. May have child attending Univ of Memphis next fall.. Love any thoughts or suggestions.

12 SFH looking to purchase more. Once heard about 25 SFH is the top you want to self manage. Not sure how that works for multi- unit.. love any input.

How do you know that he has a good rental history?.. past landlords like to pass those jewels on.. I would really dig into that history. I do have several renters with bad credit due to huge medical bills with a very sick child and job loss. If you aren't getting calls why not? rewrite the listing, take new photos, stage the house a bit when taking images. Where are you marketing the house? zillow? craigs list? Facebook? I have built up my Facebook and keep that active and rentals are now built on referrals.. takes awhile. $50 paid for referral on a signed lease.
